Building in Waikato
Hamilton's growth has spread north-east through Te Rapa, Rototuna and Hautapu, with Cambridge and Te Awamutu doing brisk house-and-land business. Te Kauwhata and Pokeno catch the Auckland overflow. Build costs run noticeably below Auckland for a comparable spec, which is part of why so many group builders run a Hamilton showhome.
Where the new building is happening: Rototuna, Te Rapa, Hautapu, Cambridge, Te Kauwhata, Pokeno, Te Awamutu.
What the figure does not include
This is the part that turns a $624,600 building cost into a much larger project budget. Land is the obvious one. The rest are the lines people find late:
- Site works — earthworks, retaining, drainage, driveway
- Council development contributions, charged per new dwelling
- Building consent and inspection fees
- Power, water, wastewater and fibre connections
- Landscaping, fencing and the driveway finish
- A contingency you will probably use
