Building in Auckland
The country's biggest new-build market, and the most varied. Greenfield estates pushing south through Drury and Pukekohe, infill terraces across the isthmus, and a steady run of design-and-build work on the North Shore. Almost every national group home company runs an Auckland operation; smaller architects-with-a-builder outfits cluster in Grey Lynn, Kingsland and Devonport.
Where the new building is happening: Drury, Paerata Rise, Pukekohe, Karaka, Riverhead, Milldale, Hobsonville Point, Long Bay.
What the figure does not include
This is the part that turns a $654,000 building cost into a much larger project budget. Land is the obvious one. The rest are the lines people find late:
- Site works — earthworks, retaining, drainage, driveway
- Council development contributions, charged per new dwelling
- Building consent and inspection fees
- Power, water, wastewater and fibre connections
- Landscaping, fencing and the driveway finish
- A contingency you will probably use
