Auckland

9 builders

The country's biggest new-build market, and the most varied. Greenfield estates pushing south through Drury and Pukekohe, infill terraces across the isthmus, and a steady run of design-and-build work on the North Shore. Almost every national group home company runs an Auckland operation; smaller architects-with-a-builder outfits cluster in Grey Lynn, Kingsland and Devonport.

Waikato

8 builders

Hamilton's growth has spread north-east through Te Rapa, Rototuna and Hautapu, with Cambridge and Te Awamutu doing brisk house-and-land business. Te Kauwhata and Pokeno catch the Auckland overflow. Build costs run noticeably below Auckland for a comparable spec, which is part of why so many group builders run a Hamilton showhome.

Bay of Plenty

7 builders

Tauranga, Mount Maunganui and Papamoa East are among the fastest-growing pieces of coastal NZ. Most new-build activity is house-and-land in Papamoa East and Te Tumu, with build-on-section work scattered through Bethlehem, Welcome Bay and out toward Pyes Pa. Whakatane and Rotorua run quieter but consistent markets.

Wellington

6 builders

Tight sections, hill sites, wind loadings — Wellington new builds tend to be more bespoke than the Auckland or Canterbury greenfield norm. Upper Hutt, Whitby and Aotea (Porirua) carry most of the house-and-land work; the Wellington city builders lean toward design-and-build and renovation-plus-extension.

Canterbury

8 builders

Rolleston, Lincoln, Rangiora and Kaiapoi have absorbed most of Canterbury's post-quake new-build demand, and the supply chain reflects it — every major group builder runs a Canterbury operation, and local outfits are well-drilled on flat-section greenfield work. Build costs sit at the lower end of the national range.

Growth areas: Rolleston, Lincoln, Prebbleton, Rangiora, Kaiapoi, Halswell, Wigram

Otago

6 builders

Two distinct markets. Dunedin runs steady, mostly build-on-section in Mosgiel, Wakari and Mornington. Queenstown-Wanaka is its own beast — high-spec, often architectural, often holiday-home, with Cromwell catching the price-conscious overflow. Snow loadings, ground conditions and frost protection separate the inland Otago operators from the coastal ones.

Manawatū-Whanganui

4 builders

Palmerston North has been quietly steady, with Kelvin Grove, Aokautere and Whakarongo carrying most of the new-build demand. Feilding's residential growth follows the same pattern. Whanganui sits behind the larger centres but keeps a small group of consistent local builders working.

Hawke's Bay

5 builders

Napier and Hastings run a consistent house-and-land market, with Havelock North and the Iona / Lyndhurst extensions doing most of the new-section work. Cyclone Gabrielle reshaped some of the consenting and flood-overlay rules; pay attention to which sites sit inside the hazard zones when comparing developments.

Northland

4 builders

Whangārei carries the bulk of Northland's new-build trade — Kamo, Tikipunga and out toward One Tree Point — with smaller pockets in Kerikeri and Mangawhai. Coastal exposure and septic / stormwater handling are the things to ask about; not every builder who's good in Auckland is set up for it.

Southland

2 builders

A small but stable market. Invercargill anchors most new-build activity, with growth on the western edges and out toward Otatara. The good operators down here are usually ones who've been around a long time — a smaller builder market means reputation travels fast and badly.
