Building in Otago
Two distinct markets. Dunedin runs steady, mostly build-on-section in Mosgiel, Wakari and Mornington. Queenstown-Wanaka is its own beast — high-spec, often architectural, often holiday-home, with Cromwell catching the price-conscious overflow. Snow loadings, ground conditions and frost protection separate the inland Otago operators from the coastal ones.
Where the new building is happening: Mosgiel, Wakari, Frankton, Lake Hayes Estate, Hanley's Farm, Cromwell, Wanaka.
What the figure does not include
This is the part that turns a $775,000 building cost into a much larger project budget. Land is the obvious one. The rest are the lines people find late:
- Site works — earthworks, retaining, drainage, driveway
- Council development contributions, charged per new dwelling
- Building consent and inspection fees
- Power, water, wastewater and fibre connections
- Landscaping, fencing and the driveway finish
- A contingency you will probably use
